DESIGN-BUILD ADDITIONS AND REMODELS IN PROSPECT HEIGHTS
Prospect Heights additions are about getting space without leaving the lot
The wooded lots along Old Willow and the surrounding 1960s-70s subdivisions in Prospect Heights have something most NW suburbs lack: room to grow. Mature trees, generous setbacks, and parcels that often allow rear or second-story additions without zoning hurdles. Homeowners who would otherwise have to move for more space can stay put and add what they need.
Skor Construction handles those addition projects. We completed a substantial addition in Prospect Heights (Project 3 in our portfolio) that involved foundation, framing, exterior tie-in, and full interior finish. Most projects here run $200,000 to $500,000 depending on whether the addition is single or two-story and how the interior finishes out.
We're a design-build firm, 15 years in business, working throughout Prospect Heights, Wheeling, and the broader NW suburbs.
The City of Prospect Heights permit process
The City of Prospect Heights has a standard residential permit process. Building permits run 4 to 6 weeks for standard work and longer for substantial additions that require zoning review. Architect-stamped drawings are required for any structural work or addition.
We handle permit submittals, structural engineering coordination, City inspections, and any zoning variance requests. For wooded lots near Old Willow Road, the site plan needs to account for tree preservation and setback constraints. Pre-construction timeline for a substantial addition: 12 to 16 weeks from contract signing.
What we build in Prospect Heights
Additions are the most common project, often rear additions that expand the main level with an open-concept kitchen and family room or second-story additions that add a primary suite plus bedrooms. Our Prospect Heights addition project included foundation work, structural framing, full exterior tie-in matching the existing home, and interior finishes throughout the new space. Budget was in the $300,000 to $500,000 range and the project took roughly 6 months.
Kitchen remodels and primary bath updates round out the typical work. The 1960s-70s housing stock often needs layout reworks even when additions aren't on the table. Home additions, kitchen remodeling, bathroom remodeling, and basement finishing are all part of what we do here.
Prospect Heights remodeling FAQs
The questions we hear most often from homeowners in Prospect Heights and the surrounding Northwest suburbs and North Shore.
- How long does an addition in Prospect Heights take?expand_more
-
A substantial rear or second-story addition runs 4 to 6 months of construction. Pre-construction including design, structural engineering, and City permits adds 12 to 16 weeks. Total timeline from contract to walkthrough: 8 to 10 months for a typical addition.
- What does an addition in Prospect Heights cost?expand_more
-
Single-story rear additions $200,000 to $400,000 depending on size and finish level. Second-story additions $300,000 to $750,000 because of the additional structural work. Kitchen remodels $100,000 to $200,000. Whole-home remodels $200,000 to $400,000.
- Can you tie an addition into my existing home so it doesn't look like an addition?expand_more
-
Yes. The exterior tie-in is one of the things that separates a great addition from a mediocre one. We match the existing roof pitch, exterior materials, window proportions, and trim profiles so the new construction reads as part of the original house. The Prospect Heights addition in our portfolio is a representative example.
- Do you work on Old Willow Road wooded properties?expand_more
-
Yes. The wooded lots along Old Willow and the surrounding area have setback and tree preservation considerations that shape what additions can fit on the property. We map protected trees during site walk and design within the buildable envelope before drawings ever go to the City.
- Will I have to move out during the addition construction?expand_more
-
Most clients stay in the home during single-story additions because the existing house remains habitable. For second-story additions and additions that take the kitchen offline simultaneously, moving out for the rough-in phase is usually the better call. We talk through the tradeoffs during planning.
- What warranty do you offer on remodeling work?expand_more
-
1-Year Coverage covers defects in workmanship and materials for interior finishes (paint, drywall, trim, cabinetry, flooring, tile, caulking, sealants), fixtures, doors, and hardware, plus cosmetic work not covered under a longer term.
2-Year Coverage covers defects in workmanship for plumbing systems (supply and waste lines, fixtures, connections), electrical systems (wiring, outlets, switches, and lighting we install), and HVAC modifications or installations we perform.

Our Design-Build Process
It starts with a quick discovery call and an in-person visit, where we walk the space, talk through what you want, and pressure-test ideas against your budget. Within about a week, we send a written investment range so you can decide whether to move forward before anyone designs in a vacuum.
We move into paid design with our architect and interior design partners, producing real floor plans, 3D renderings, and guided selections for finishes and materials. We coordinate the trades and handle permitting, then close with a detailed, fixed-price construction proposal covering scope, allowances, and schedule.
With your approval, we start construction, led by a dedicated project manager with weekly check-ins, so you always know what's happening and what's next. You leave with a finished space, a written workmanship warranty, and a real human to call if anything needs attention down the road.
