DESIGN-BUILD REMODELS AND ADDITIONS FOR KILDEER'S ESTATE HOMES
Kildeer's custom homes are newer than most NW suburbs, which changes what gets remodeled
Most Kildeer homes were built between 1995 and 2015 on one-acre-plus lots. The bones are excellent, the kitchens are mostly large and reasonably current, and the trouble isn't dated layouts so much as evolved priorities. The original builder put in a wine fridge. You actually want a wine cellar. The home theater room came pre-wired but the equipment is twelve years old. The primary suite is generous but doesn't quite hit suite level.
Skor Construction handles those upgrade-and-expand projects. We've done work in Forest Edge, Hawthorne Hills, and Kildeer Estates. Most projects here run $200,000 to $500,000 depending on whether the footprint expands. We're a design-build firm, 15 years in business.
Village of Kildeer permits and design standards
Kildeer has strict design standards for any structural work or addition. Architect-stamped drawings are required, and the Village reviews exterior changes for compatibility with the home's existing architecture and the surrounding properties. Standard Village permits run 4 to 6 weeks once design approval is in hand.
We handle the submittal prep including renderings and material samples. For homes in HOA-governed subdivisions, the HOA review runs in parallel with Village review and adds 4 to 6 weeks. Total pre-construction timeline for an addition: 10 to 14 weeks from contract signing.
What we build in Kildeer
Primary suite expansions are the most common project. The original 1990s and 2000s master suites tend to be 350 to 500 square feet, decent but not extraordinary. We expand them to 600 to 900 square feet with walk-in showers, freestanding soaking tubs, heated floors, double vanities, designed closets, and sometimes morning bars or coffee stations. Budget $200,000 to $400,000.
Wine cellars, home theaters, and basement build-outs round out the most common work. Kildeer basements often become entire entertainment levels with theaters, wet bars, gym spaces, and guest suites with full baths. Kitchen remodels here are usually appliance and finish upgrades rather than layout reworks. Kitchen remodeling, bathroom remodeling, basement finishing, and home additions.
Kildeer remodeling FAQs
The questions we hear most often from homeowners in Kildeer and the surrounding Northwest suburbs and North Shore.
- How long does an addition or basement build-out take in Kildeer?expand_more
-
Primary suite expansions and large basement build-outs typically run 4 to 6 months of construction once permits issue. Design and permitting add 10 to 14 weeks before construction starts. Total timeline from contract to walkthrough: 8 to 12 months for a substantial addition or basement.
- What does a Kildeer remodel or addition cost?expand_more
-
Primary suite expansions $200,000 to $400,000. Basement build-outs with theaters and wet bars $150,000 to $350,000. Kitchen finish updates and appliance upgrades $75,000 to $175,000. Whole-home renovations $300,000 to $750,000+ depending on square footage and finish level.
- Do you handle HOA design review submittals in Kildeer subdivisions?expand_more
-
Yes. Most Kildeer subdivisions have HOA design review for any exterior modification. We prep the submittal with renderings, material samples, and a narrative on how the addition matches the existing home's architecture. HOA review runs in parallel with Village review.
- Can you build a custom wine cellar or home theater?expand_more
-
Yes. Both are common Kildeer basement projects. Wine cellars involve climate control, custom racking, lighting design, and often a tasting area. Home theaters require careful AV planning, acoustic treatment, custom seating layouts, and sometimes platform construction. We coordinate AV integrators and specialty trades as part of the project.
- Can you work with my existing architect or designer?expand_more
-
Yes. Many Kildeer projects come in with drawings already in hand from architects or designers. We review them, flag anything that won't pass Village inspection or fits outside the realistic budget, and then build to those plans. If revisions are needed we coordinate directly with your designer.
- What warranty do you offer on remodeling work?expand_more
-

Our Design-Build Process
It starts with a quick discovery call and an in-person visit, where we walk the space, talk through what you want, and pressure-test ideas against your budget. Within about a week, we send a written investment range so you can decide whether to move forward before anyone designs in a vacuum.
We move into paid design with our architect and interior design partners, producing real floor plans, 3D renderings, and guided selections for finishes and materials. We coordinate the trades and handle permitting, then close with a detailed, fixed-price construction proposal covering scope, allowances, and schedule.
With your approval, we start construction, led by a dedicated project manager with weekly check-ins, so you always know what's happening and what's next. You leave with a finished space, a written workmanship warranty, and a real human to call if anything needs attention down the road.

Skor Construction is fabulous. I was looking for a general contractor for a home addition and renovations. Anton took the time to keep me posted and respected my time and budget. He conducted a home visit, spending hours talking about options, processes, and what to expect. His knowledge and understanding greatly impressed me.
