The Village of Barrington has two distinct permit tracks. Standard residential work outside the historic district overlay moves through a 4 to 6 week permit cycle. Properties inside the historic district overlay require additional design review through the Village's preservation process, which adds 4 to 8 weeks to pre-construction.

We know which streets fall inside the overlay and which don't. For historic district projects we prep submittals that lead with how the renovation respects the original architecture. For projects in Barrington Hills or the surrounding villages, the timeline is faster but the design standards are still high. Either way we handle the permit submittal, inspections, and Village coordination.

A Barrington kitchen remodel usually means one of two projects. In the historic district, it's a sensitive update: keeping the original casework profiles, matching the trim, but installing semi-custom Shaker cabinetry with modern interior hardware, swapping dated counters for quartzite, and integrating a panel-ready appliance suite. The kitchen still reads as 1930s from across the room, but it functions like 2026.

In the Hills and the newer custom subdivisions, the project is more ambitious: removing walls between the kitchen and the dining or family room, expanding the footprint into an old butler's pantry or screened porch, installing fully custom cabinetry with specialty inserts, large quartzite islands with waterfall edges, and high-end appliance integration. Bathrooms, basements, and additions are all part of what we do in Barrington. Whole-home remodels typically run 5 to 9 months.

How do you protect the home during a 1930s kitchen renovation?expand_more

Vintage homes need more careful site protection than newer builds. We use heavy floor protection on original hardwood, plastic isolation walls around adjacent rooms, daily HVAC filter changes during demolition, and weekly walkthroughs with the homeowner. Original casework and trim that's not being replaced gets removed, labeled, and stored until reinstallation.

2-Year Coverage covers defects in workmanship for plumbing systems (supply and waste lines, fixtures, connections), electrical systems (wiring, outlets, switches, and lighting we install), and HVAC modifications or installations we perform.

5-Year Coverage covers defects in workmanship for roof installation and modifications, window and exterior door installation, and siding and exterior cladding systems.

Manufacturer warranties on appliances, fixtures, and materials pass through directly to you.

Our Design-Build Process

1 | Plan

It starts with a quick discovery call and an in-person visit, where we walk the space, talk through what you want, and pressure-test ideas against your budget. Within about a week, we send a written investment range so you can decide whether to move forward before anyone designs in a vacuum.

2 | Design/Proposal

We move into paid design with our architect and interior design partners, producing real floor plans, 3D renderings, and guided selections for finishes and materials. We coordinate the trades and handle permitting, then close with a detailed, fixed-price construction proposal covering scope, allowances, and schedule.

3 | Build

With your approval, we start construction, led by a dedicated project manager with weekly check-ins, so you always know what's happening and what's next. You leave with a finished space, a written workmanship warranty, and a real human to call if anything needs attention down the road.
