Village approvals plus HOA design review
Hawthorn Woods requires architect-stamped drawings for any structural change or addition. Standard Village permits run 4 to 6 weeks. Homes inside the Hawthorn Woods Country Club community or other HOA subdivisions have an additional HOA design review process that runs in parallel.
We've worked through the HOA process here before. The submittal lead with renderings, exterior material samples, and roof pitch and window proportions that match the original architecture. Once the HOA and Village both approve, construction can proceed. Plan on 8 to 14 weeks of pre-construction work for HOA-reviewed projects.
The 2000s builds are ready for a whole-house refresh
Not every Hawthorn Woods home is looking to add square footage. Plenty of the homes built in the early 2000s still carry their original finishes: the first-generation kitchen, the builder-grade primary bath, and the flooring and millwork that were standard 20 years ago. The layout works, but the finishes are dated. For these homes, the project is a whole-house remodel that brings every room up to current standards without changing the footprint.
That means new cabinetry and countertops, updated bathrooms, refinished or replaced flooring, refreshed millwork and lighting, and a cohesive design that ties the whole house together. 1-Year Coverage covers defects in workmanship and materials for interior finishes (paint, drywall, trim, cabinetry, flooring, tile, caulking, sealants), fixtures, doors, and hardware, plus cosmetic work not covered under a longer term.
2-Year Coverage covers defects in workmanship for plumbing systems (supply and waste lines, fixtures, connections), electrical systems (wiring, outlets, switches, and lighting we install), and HVAC modifications or installations we perform.
5-Year Coverage covers defects in workmanship for roof installation and modifications, window and exterior door installation, and siding and exterior cladding systems.
Manufacturer warranties on appliances, fixtures, and materials pass through directly to you.
Our Design-Build Process
It starts with a quick discovery call and an in-person visit, where we walk the space, talk through what you want, and pressure-test ideas against your budget. Within about a week, we send a written investment range so you can decide whether to move forward before anyone designs in a vacuum.
We move into paid design with our architect and interior design partners, producing real floor plans, 3D renderings, and guided selections for finishes and materials. We coordinate the trades and handle permitting, then close with a detailed, fixed-price construction proposal covering scope, allowances, and schedule.
With your approval, we start construction, led by a dedicated project manager with weekly check-ins, so you always know what's happening and what's next. You leave with a finished space, a written workmanship warranty, and a real human to call if anything needs attention down the road.
