PRIMARY BATH AND WHOLE-HOME REMODELS FOR BUFFALO GROVE'S 1980s SPLITS

The Buffalo Grove primary bath got short-changed in 1985

If you live in Manchester Greens, Highland Grove, or anywhere in the 1980s build-out of Buffalo Grove, your primary bath is probably 60 to 90 square feet, with a single small shower, a separate alcove tub nobody uses, an undersized vanity, and a layout that has not been touched since the original build. The rest of the house got updated. The primary bath got left behind.

Skor Construction rebuilds these primary baths into 150 to 250 square foot suites with walk-in showers, heated floors, double vanities with custom cabinetry, freestanding soaking tubs, and storage that's actually planned. The transformation is the single most-requested project in Buffalo Grove right now.

Most primary bath remodels here run $30,000 to $150,000 depending on whether walls move and the tile selection. We're a design-build firm, fifteen years in business, with one team managing design, Village permits, and construction.

The Village of Buffalo Grove permit process

Buffalo Grove has one of the more streamlined permit processes in the area. The Village uses an online permit application portal that cuts down on the back-and-forth, and standard residential remodels typically move from submittal to permit issuance in 3 to 6 weeks. Plumbing and electrical work both require separate sub-permits that we file alongside the building permit.

Design comes first as its own signed phase, so you own your drawings whether you build with us or shop them elsewhere. Construction is signed separately with scope and allowances documented before demolition. For a primary bath remodel, plan on 3 to 4 weeks of design and selection time, 3 to 6 weeks of permit, then 6 to 10 weeks of construction.

Bathroom Remodeling in Buffalo Grove, IL

The Buffalo Grove bathroom remodel almost always starts by taking out the alcove tub nobody uses and the small standalone shower. In their place: a walk-in shower with custom tile and a frameless glass enclosure, a freestanding soaking tub on its own platform, heated floors run on a separate thermostat, and a double vanity with custom cabinetry that doubles the storage of the original.

Tile selection matters more in Buffalo Grove than people expect because the lighting in these 1980s primary baths is usually inadequate. We rework the lighting plan as part of the project: recessed cans for general light, sconces flanking the vanity mirrors, and a fixture over the tub. Most projects also include new exhaust ventilation that meets current code.

Bathroom remodeling, kitchen remodeling, basement finishing, and home additions are all part of what we do for Buffalo Grove homeowners. Whole-home projects typically run 2 to 6 months.

Buffalo Grove remodeling FAQs

The questions we hear most often from homeowners in Buffalo Grove and the surrounding Northwest suburbs and North Shore.

How long does a primary bath remodel in Buffalo Grove take?expand_more

A full primary bath remodel in Buffalo Grove runs 6 to 10 weeks of construction once permits issue. Secondary baths and powder rooms run 4 to 6 weeks. Village of Buffalo Grove building permits typically take 3 to 6 weeks. Total project timeline: 12 to 20 weeks from contract signing.

What does a bathroom remodel in Buffalo Grove cost?expand_more

A primary bath remodel in Buffalo Grove typically runs $30,000 to $150,000. Secondary baths $25,000 to $60,000. Powder rooms $15,000 to $40,000. Kitchen remodels run $70,000 to $200,000, basements $55,000 to $250,000, and whole-home projects $200,000 to $300,000.

Can you expand the primary bath into an adjacent closet?expand_more

Yes, that's a common move in 1980s Buffalo Grove splits. We take the original walk-in closet (which is usually undersized anyway), incorporate it into the bath footprint, and either relocate or expand the closet into adjacent space. That single change often takes the bath from 80 to 180 square feet without an exterior addition.

Do you also do kitchens and basements in Buffalo Grove?expand_more

Yes. Kitchen remodels in 1980s Buffalo Grove splits typically mean opening the wall between the kitchen and the family room and modernizing cabinetry, counters, and appliance integration. Basements often become rec rooms with wet bars, home offices, or guest suites. Whole-home remodels combine kitchen and bath updates with flooring and trim refreshes throughout.

Will I have to relocate during the bath remodel?expand_more

Most Buffalo Grove primary bath clients stay in the home if there's a second full bath available. We set up plastic isolation around the work zone, run a daily cleanup routine, and stage materials to minimize disruption. For projects that take the only full bath offline, moving out for the construction phase is usually the safer call.

Our Design-Build Process

1 | Plan

It starts with a quick discovery call and an in-person visit, where we walk the space, talk through what you want, and pressure-test ideas against your budget. Within about a week, we send a written investment range so you can decide whether to move forward before anyone designs in a vacuum.

2 | Design/Proposal

We move into paid design with our architect and interior design partners, producing real floor plans, 3D renderings, and guided selections for finishes and materials. We coordinate the trades and handle permitting, then close with a detailed, fixed-price construction proposal covering scope, allowances, and schedule.

3 | Build

With your approval, we start construction, led by a dedicated project manager with weekly check-ins, so you always know what's happening and what's next. You leave with a finished space, a written workmanship warranty, and a real human to call if anything needs attention down the road.

Skor Construction is fabulous. I was looking for a general contractor for a home addition and renovations. Anton took the time to keep me posted and respected my time and budget. He conducted a home visit, spending hours talking about options, processes, and what to expect. His knowledge and understanding greatly impressed me. I would recommend Anton and his team 10 out of 10 times.
